The stairs, the tide, a shared pool and a rural neighbourhood, said up front. Below that, the house rules and the questions guests actually ask, answered the way we answer them on the phone.

Six things we'd rather you knew now.
Stairs, no elevator
The penthouse is on the third floor and the rooftop terrace on the fourth. Stairs are the only way up, and some edges on the roof are without rails.
The beach shifts
Access and swimming depend on tide, sand, swell and weather. Some hours are for swimming, some for walking. There is no private beach.
Shared, not private
The pool, gazebo, lawn, restrooms and showers belong to the complex. The pool area is not gated or locked, so children stay with an adult.
A working neighbourhood
Roosters early, surf at night, and neighbours who live here year round. Quiet hours are 10:00 PM to 6:00 AM.
Not a resort
A privately owned vacation-rental condominium. No front desk, no housekeeping during your stay, no concierge. You have us instead.
The camera
A Wyze camera runs only while the unit is unoccupied. It is off during stays; unplug or cover it if you prefer.
House rules
Treat it as a second home.
Be comfortable, not wasteful. Turning off the air conditioners and lights when you head out is what keeps our rates reasonable.

Questions
What guests ask before they book.
About the place
Where exactly is it?
Aguada, on Puerto Rico's west coast: Table Rock Condo, Unit 302, on Carr. 441. Exact arrival and access details come privately once your booking is confirmed.
How many people can stay?
Up to four, and every overnight guest has to be on the reservation. Additional guests and visitors are not permitted.
What are the beds?
A queen in the primary bedroom, a double in the second bedroom, and a twin pull-out ottoman bed upstairs in the loft, best for a child or a younger adult. Ask us what is set up before you plan around that third bed.
Is it good for a family?
Yes. The complex is family-oriented, and we keep a Pack 'n Play travel crib, children's books and toys, children's dinnerware and board games. Two honest caveats: the apartment is not childproofed and adults supervise children at all times, and the shared pool area is not gated or locked.
What is included?
- Washer and dryer in the unit
- Kitchen with the basics, refrigerator, freezer, microwave, electric range and oven, coffee maker, toaster, blender and a dining table
- Split-type air conditioning, a ceiling fan and portable fans
- Wi-Fi and a pocket Wi-Fi hotspot
- 40-inch HDTV with Netflix
- Towels, Egyptian cotton linens, toiletries and household essentials
What happens if the power or water goes out?
The complex has a backup generator and a water cistern on site. Ask us what the generator covers before you assume it runs the whole unit without interruption; we'd rather tell you straight than have you find out during a storm.
Is there a camera?
A Wyze camera is used only while the unit is unoccupied. It is off during stays, and you are welcome to unplug or cover it.
Beach, pool and the setting
Is it on the beach?
Yes. The complex is beachfront with direct access to the shore, which is good for walks, sunsets, shells and sea glass. Conditions change with tide, sand, swell and weather, and there is no private beach.
Is the beach safe for swimming?
Not always. The ocean here is not guaranteed calm. Check the weather, the surf, posted warnings and local advice before going in, and if it is rough, pick another beach or stay out.
Is there a pool?
Yes: a shared heated outdoor pool, open year-round from 5:00 AM to 11:30 PM, with a gazebo, restrooms and showers beside it. It belongs to the complex, and the pool area is not gated or locked.
What is the neighbourhood like?
Rural and local. You will probably hear roosters early in the morning, and in the winter months whales are sometimes seen from this Atlantic-facing coast.
Arriving and getting around
How do I check in?
Self check-in with a lockbox, any time between 4:00 PM and 2:00 AM. The access details are sent privately through the booking.
When is checkout?
By 11:00 AM. If you booked through Vrbo your confirmation may say 10:00 AM; the time on your confirmation is the one that applies.
Is there parking?
Yes. Two assigned spaces inside the gated complex are included, free.
Do I need a car?
Yes, we strongly recommend one. Local roads can be narrow, dark, steep or sharply curved. Use live directions, especially at night or in rain.
Which airport?
Rafael Hernández International Airport in Aguadilla (BQN) is usually the most convenient, about 25–30 minutes by car. San Juan (SJU) is roughly 2 to 2½ hours depending on traffic.
How far is Rincón?
Downtown Rincón is about 15–20 minutes by car. Drive times are estimates; check live directions before you leave.
Rules
Can I bring a pet?
No, pets are not permitted. Service animals are always welcome.
Parties, events, smoking?
None of the three. Quiet hours are 10:00 PM to 6:00 AM; the neighbours live here year round.
What do I do before leaving?
- Throw away the trash
- Turn off lights and air conditioners
- Return all keys
- Take perishable food out of the refrigerator, freezer, cabinets and other storage
Is there a fee for a lost key or gate remote?
Yes: $60 for a lost key and $60 for a lost gate remote (beeper).
Booking
Can I book directly instead of through Airbnb or Vrbo?
Yes, and we'd rather you did. Book direct and the platform's guest service fee is not part of your total. Send us your dates by WhatsApp, call or text; we confirm the price and the terms in writing before you pay anything, by Zelle, Venmo, PayPal or ATH Móvil.
How much is it per night?
Rates move with the season, so we do not print a number here that could be out of date. Send us your dates and you get the direct price back.
What is the cancellation policy?
If you book through Airbnb or Vrbo, their policy applies. For a direct booking we agree the terms with you up front and put them in writing before you pay.
Is this the same as the other Table Rock listing?
This is Unit 302, the Table Rock Beachfront Penthouse. Other separately owned units in the same complex have similar names; they are not ours. If you are comparing, look for Airbnb listing 20812540 or Vrbo property 1126441.
Local help
Where are the groceries, restaurants and beaches?
On the The area page, in the menu: beaches, food, coffee, day trips, pharmacies and the airports, each with live Google Maps directions from the condo.
What do I do in an emergency?
For police, fire or a life-threatening medical emergency in Puerto Rico, call 911. For non-emergency property questions, use the contact details that come with your booking.
Nothing matches that word. Ask us on WhatsApp and you'll get a straight answer.
Book direct
Same home, same hosts, no platform service fee.
Send us your dates and we confirm the price and the terms in writing before you pay anything. Or book on Airbnb or Vrbo if you'd rather have their protection: it's the same calendar either way.
